Why would you list your home for sale in 2009?

Sales are good in the prices to $220,000 price range. Surprisingly, homes between $300,00-340,000 are good too.

The public opinion is driven by the media. I have noticed that individual home owners and land owners are putting their homes on the market in large numbers in March and April. 

Selling now has good reasons:

1. America has a new government administration. People are over the 4 year transition. It has an economic effect on how people spend money and have more confidence in the administration. The media is sounding like cheerleaders for the new President. If you watch the 4 year cycle, it is very predictable.

2. People have been waiting and fence sitting. Interest rates are down to 4.4% for a 30 year fixed. That is remarkable. Housing prices have dropped accross the board. It will cost you a similar to buy the next home when you sell yours. Plus you can borrow 105% so if your house depreciated you can finance your home.

3. The banks are hiring many mortgage experienced loan officers. I see a big refinance coming. Banks are hiring for Loan modifications to come.

4. April is a good time to list and sell. The serious buyers are buying. Why wait until all the public jumps in and gluts the market in May. There are three kinds of buyers: We want to be first, when my friends say so, and those who wait until the last minute. Where are you?

Summary:

The Real Estate Market in Clark County, WA is primed to have a good amount of sales. People want change. Spring is  here and people want to get moving. The banks are stable. New funds are available.

Are homes selling? Yes, according to the Realtors Multiple Listing Service statistics posted each month on my web site, www.VancouverWAHomeLandGuide.com on the Real Esate Statistics page in the last three months there has been 1024 homes closed or sold in Clark County. WA.

That means that in the winter months, houses are selling IF you list your house. There is a longer waiting time on the market. You can expect 6 months to a year. If you price the house correctly, it can sell faster.

The sales market is a buyers market. That means there are many homes for sale, and fewer buyers. The consumer market is competing with the housing money you are spending. If you save your money for your downpayment and closing costs, you are looking at around $10,000 in your saving, or as a result of the sale of your last home.

Saving idea:

What are you spending on coffee, cigarettes, or entertainment? If you took your lunch to work, made coffee in the office or home,  and cut some entertainment: how much would that be over a year? Lets use coffee for example. Coffee out at a restaurant every day is$2.15 cents including tax in Washington. 5 times a week($10.75) x 2.23 weeks per month(23.97) x 12 months= $287.67 a year.

Or consider saving all your change and putting it in the bank each week of a special savings account. It is not a surplus account, but a housing account. Just save it.

Have you talked to a certified FHA lender or VA lender before you start looking for a home? This is your best idea.  The licenced agent can tell you what is required and give you a clear picture of the steps to take to get a home. FHA has affordable loan programs that you pay according to your income, not the national average. You may be able to afford a house today, unless you find out.

Lastly, challenge your disbeliefs that the media is talking. Find out the answers and let go of the fear and negative speaking press and media. The decision of what you life is to be is your decision, no one else. Find the answers to your questions through many educated and professional people, especially a Realtor and Licenced loan officer.
